Busco un piso que tenga... (describing requirements)

When looking for an apartment, you often describe what you want using busco + que + subjunctive:

  • *Busco un piso que tenga dos habitaciones.* (I'm looking for an apartment that has two bedrooms.)
  • *Busco un piso que esté cerca del centro.* (I'm looking for an apartment that is near the center.)
  • *Necesito un piso que sea amueblado.* (I need an apartment that is furnished.)

The subjunctive is used because the apartment is hypothetical — you haven't found it yet. Key subjunctive forms for this context:

  • tener → tenga
  • estar → esté
  • ser → sea
  • incluir → incluya
  • costar → cueste

Describing requirements

To state your conditions clearly:

  • *El alquiler no puede ser más de 800 euros.* (The rent can't be more than 800 euros.)
  • *Tiene que estar amueblado.* (It has to be furnished.)
  • *Prefiero un piso con balcón.* (I prefer an apartment with a balcony.)
  • *¿Está disponible a partir de marzo?* (Is it available from March?)

  • ¿El piso está amueblado?Asking if an apartment is furnished

Errores frecuentes

  • Busco un piso que tiene dos habitaciones.
    Busco un piso que tenga dos habitaciones.

    When the thing sought is hypothetical, use the subjunctive (tenga) not indicative (tiene)

  • Voy a mover a un piso nuevo.
    Voy a mudarme a un piso nuevo.

    Mudarse = to move house (reflexive); mover = to move an object

  • Mudo la semana que viene.
    Me mudo la semana que viene.

    Mudarse is reflexive: me mudo, te mudas, se muda...

  • ¿Cuánto cuesta el alquiler por mes?
    ¿Cuánto es el alquiler al mes?

    The natural phrasing uses al mes (per month), not por mes

  • El casero tiene que dar me la fianza.
    El casero tiene que darme la fianza.

    Pronoun me attaches to the infinitive: darme, not dar me

  • Busco un piso que está disponible.
    Busco un piso que esté disponible.

    Subjunctive esté is needed because the apartment is not yet identified
